Housing here spans from pre-war closer in to considerably later further out, so the build year predicts the structural question better than the neighbourhood does.
Earlier dimensional framing chars and can frequently be retained where it has been kept dry. Later engineered roof trusses and floor systems come out whole once heat has reached the connections. Establishing which you have is worth doing before assuming either.
Values Sit in the Middle
Finished values across the north east are strong enough that repairing beats selling on much of the sound stock, and not so strong that it always does. That makes this the part of the city where the structural answer changes the decision most often.

The Statute, Where It Applies
Act 169 of 1970, at MCL 399.201 onward, reaches a property only where the local unit has established a district covering it. Section 399.205(1) then requires a permit before any exterior work.
Section 399.201a defines demolition by neglect as neglect in maintaining, repairing or securing a resource, and section 399.205(11) allows a commission to act on such a finding.
Act 169 dates from 1970. Where a district does apply, values in designated Michigan districts have been found not to decrease, rising 1200 per cent in Heritage Hill between 1974 and 2002.
